Green Initiatives

Our continued commitment to sustainability spans over 40 years when in 1970 the founding partners installed solar pool heating at several Los Angeles apartment communities. Today, our portfolio embraces the many wonderful benefits we receive through our mindful investment and social commitment to sustainability. We are proud to say we have reduced our carbon footprint in many ways over the years. Some of our more recent efforts include:

Best Practices:

  • Exclusive installation of Energy Star qualified appliances across all communities 
  • Third-party utility benchmarking and audits to ensure continued energy and water efficiencies 
  • Personnel who demonstrates a strong desire to maintain community wide non-smoking policies 
  • Semi-annual air filter replacements, smoke and carbon monoxide detector checks and interior unit inspections

Renewable Energy:

  • EV Charging stations at select communities
  • Installed solar thermal pool heating at 24 communities
  • Installed solar thermal water heating at 26 communities maximizing natural gas savings
  • Installed over 3,000 solar electric panels at 26 communities offsetting approximately 75% of the portfolio's electric usage

Water Conservation:

  • Continued investment in xeriscape drought-tolerant landscaping with smart irrigation control measures
  • Continued replacement of shower heads, aerators, faucets, and toilets designed to achieve higher efficiency & performance
  • At several communities, installation of artificial pet turf which is 100% permeable designed specifically for friendly dog environments

Energy Conservation:

  • Currently retrofitting all community common area, subterranean and underground garage lighting with LED
  • All communities offer a Mohawk Smart Strand eco-friendly carpet with 0% moisture absorption that is certified Green Label Plus
  • All communities offer comprehensive waste removal and recycling solutions that prevent emissions of greenhouse gasses & water pollutants
  • American Power Solutions currently retrofitting all apartments with door weatherization gaskets to reduce in unit loss of heating and cooling 

Paperless Processing:

  • Company goal to go completely paperless by 2020
  • Online and mobile maintenance requests, as well as new and renewal lease documents all for the purpose of reducing paper consumption 
  • Completely paperless Resident Portal, which allows residents to access personal property documents, view rental ledgers and lease information
  • Online Resident Portal allows for rent to be paid via ACH, debit card, or credit card, as well as the ability to set up recurring or one-time payment options
